Radon Risk: What Home Buyers Should Know
Radon is a naturally occurring radioactive gas that comes from certain types of rock and soil. It cannot be seen, smelt or tasted.
Some parts of England and Wales have a higher likelihood of elevated radon levels than others. If a property is located within one of these areas, it doesn't mean there is definitely a problem, but it may be worth understanding what this means.
Why could radon matter?
Long-term exposure to high levels of radon inside a building can increase health risks.
Most properties are perfectly safe to live in, but where radon levels are found to be higher than recommended, simple measures can often be taken to reduce them.
What does it not necessarily mean?
A radon indication does **not** automatically mean:
- dangerous levels of radon are present
- the property has been tested and failed
- expensive work will be required
- the property is unsafe to buy
- the property should be avoided
The signal simply indicates that the property is within an area where higher radon levels are more likely than elsewhere.
What should you consider?
If radon has been identified, you may wish to:
- understand whether the property has ever been tested
- ask whether any radon protection measures have been installed
- consider carrying out a radon test after moving in if appropriate
- discuss any concerns with your conveyancer if further information is needed
Radon testing is generally straightforward and relatively inexpensive.
Is this a reason not to buy?
Not usually.
Many homes are located within radon-affected areas, and the vast majority are occupied without issue. Where elevated radon levels are identified, effective measures are often available to reduce them.
The important thing is understanding the information and deciding whether further investigation would give you peace of mind.
